Application for a unit of EC requires verification of gross income and eligibility of formation of family nucleus. Due to additional more stringent cooling measures designed specifically for HDB and Executive Condominium buyers - Mortgage Servicing Ratio (MSR) of only 30% of gross income and computed at an interest rate of 3.5%; many buyers unfamilar to the computation finds it not viable to buy a unit due to not able to get the necessary mortgage loan quantum.
